Why We Use Waterborne Finishes — And Why You Should Too

For decades, oil-based polyurethane was the go-to finish for hardwood floors. It's durable, it's familiar, and it gives floors that warm amber glow. But times have changed — and so has finish technology. At Baltimore Hardwood Refinishing, we've made waterborne polyurethane our standard, and we believe it's the better choice for nearly every project.

What Is Waterborne Polyurethane?

Waterborne (also called water-based) polyurethane is a clear finish that uses water as its primary solvent instead of petroleum-based chemicals. Modern formulations are incredibly durable and offer a crystal-clear finish that lets the true color of your wood shine through.

Why We Prefer Waterborne Finishes

1. Low VOCs — Safer for Your Family Oil-based finishes emit high levels of volatile organic compounds (VOCs) during application and curing. These fumes can cause headaches, nausea, and respiratory irritation — and they linger for days.

Waterborne finishes have significantly lower VOC levels, making them safer for your family, your pets, and our crew. Most homeowners can return to their home the same day.

2. No Yellowing Over Time One of the biggest drawbacks of oil-based poly is that it **yellows with age**. This is especially noticeable on light-colored woods like maple and white oak. Waterborne finishes remain crystal-clear for the life of the floor, preserving the wood's natural color.

3. Faster Dry Times Waterborne finishes dry in **2–3 hours** between coats, compared to 8–24 hours for oil-based. This means we can apply multiple coats in a single day, getting you back on your floors faster.

4. Environmentally Responsible Lower VOCs mean less impact on indoor and outdoor air quality. Waterborne finishes are better for the environment at every stage — from manufacturing to application to daily living.

5. Exceptional Durability Early waterborne finishes had a reputation for being less durable than oil-based. That's no longer the case. Today's commercial-grade waterborne polys are **extremely hard-wearing** and resist scratches, scuffs, and wear as well as — or better than — their oil-based counterparts.

When Oil-Based Still Makes Sense

We're not anti-oil-based. There are situations where it's the right call:

  • Matching existing oil-based floors in adjacent rooms
  • Achieving a specific warm amber tone that waterborne can't replicate
  • Historic restoration projects where authenticity matters

In these cases, we'll recommend oil-based and explain the trade-offs so you can make an informed decision.
